Broker's Comments

Boatshed London are delighted to offer this 70ft Viking Wide Beam with Limehouse residential mooring. Currently the largest wide beam for sale in the marina, a beautifully made boat, fully fitted out in the factory from one of the premier boat builders that would make an ideal family home or luxurious houseboat for an individual or couple.

With it's 70ft length, two, good sized cabins and an open plan living area and galley there is plenty of space on board and the whole boat feels bright and airy. There is a stove and diesel powered central heating which can be controlled via any number of smartphones and the boat also has modern LED lighting throughout. The galley is well equipped with gas cooker, dishwasher and washing machine. The living area has a multi fuel stove and high spec TV which rises out of the custom cabinet, designed by the current owner.

The stylish bathroom has a cassette heads and full sized bath. The owner has left a space (and requisite plumbing) for a shower to be installed if desired. Hot water is powered by the central heating or the 240V immersion heater.

Again, the overall size of this boat means there is loads of storage options throughout the boat. The galley has deep drawers in the cupboards, storage in the steps and room in the engine bay for various household items too. Both cabins also have lots of fixed storage so as a first boat, the amount of downsizing on possessions one would have to do is minimal.

Viking Boats are renowned for their build quality over the more common UK builders and this one is no exception.

Limehouse Basin is probably London's most desirable moorings because of its full residential status, proximity to public transport and a great sense of community on the pontoons. The mooring is fully transferable to the new owner on payment of a 5% transfer fee (of the sale price). Current mooring fees are approx £11,350 per annum.

The marina has laundry, shower facilities, fibre broadband connectivity and Council Tax is included in the mooring fees.
