Broker's Comments
Boatshed London are delighted to offer this 57ft Wide Beam for sale with London residential mooring at Gainsborough Wharf, N1.
Built in 2009 by Collingwood Boats, this boat makes an ideal liveaboard for an individual or couple who want the security and convenience of a permanent mooring that still feels connected to the canal. Gainsborough Wharf is a small, tight-knit community of six boats and is well managed. Mooring fees are generally cheaper than the marinas and you have electricity, water, pump out and bike storage all on site.
The boat is laid out with the cabin at the bow, a good sized bathroom with shower and electric heads and the galley and living area to the stern, which has been stylishly fitted out and there is plenty of space for a large sofa and dining table/desk.
The boat was blacked in 2017 so should ideally have that redone this year (it is booked in for November) and the BSS runs to Jan 2022.
The residential mooring is transferable (subject to approval from the mooring owners) and the current mooring fee is £825 per month (£9,900 per annum) - great value for the location. Council tax is payable on top at approx. £80pcm and you'll need a CRT license (approx £700p.a.).
These boat details are subject to contract.
Note: Offers on the asking price may be considered.
