Broker's Comments

Boatshed London are delighted to offer this 48ft Narrowboat for sale with London residential mooring at Three Mills, near Bromley-by-Bow.

This is a very bright and comfortable liveaboard boat in one of the most affordable mooring sites in London. Boatshed sold the boat to the current owner in 2017 so we know this boat well. It was fully refurbished in 2016 with modern appliances and well thought out layout. The current owner has added a pram cover to the cockpit, a very sensible addition. They also had the boat rewired in 2019 and fitted a new inverter for cruising.

The boat was blacked in June 2020 and has a BSS to 2024.

Fitted with high quality materials throughout, the open plan living area and galley has a breakfast bar and there is space for a large sofa. The walk through bathroom makes the best use of space and there is an electric heads with holding tank. The mooring has its own pump out for each berth so you don't need to move to use it. The cabin has a double bed with plenty of storage underneath.

The residential mooring at Three Mills is fully transferable with a 5% transfer fee (of the sale price). It's a small community of narrowboaters and the current mooring fee is £435 per month, really low for a London mooring. The surrounding area is undergoing a lot of development and the moorings will benefit from the extra amenities it will bring. Fortunately, it's location right next to a small park will not change and it's a lovely spot.
