Boatshed London are delighted to offer this 45ft Narrowboat for sale with London mooring at Limehouse Basin, E14.
The current owners bought this boat five years ago and have made some really great improvements in the time they've owned it:
- New high-quality canvas canopy over the cockpit (costing over £1000).
- Completely rebuilt bathroom.
- Installed a modern, glass shower cubicle.
- Installed a flushing toilet, with a 190 litre holding tank and a dedicated 190 litre flushing tank (on the same side of the boat, thereby maintaining balance of the boat).
- Improved the bedroom, with a 4’ 6” wide bed and a new mattress.
- Fitted a wall-mounted electric radiator.
- Replaced the calorifier and fitted an expansion tank.
- Fitted new tongue and groove wood panelling to the bedroom wall in place of the previous carpeted wall finish.
This is now an excellent pied-a-terre for an individual or couple that has been well maintained over the years and the new owners could move straight onboard. Laid out with the new proper sized bed in the cabin at the stern, this leads through to the new bathroom on the port side and then an open plan galley and living area towards the bow. It has the nice touch of stable-style doors at the front. The heating is simple and easy to maintain with fixed electric radiators and a multi-fuel stove.
The leisure mooring at Limehouse Basin is fully transferable (7.5% + VAT transfer fee). Current mooring fees are £10,910 per annum. The owner also has a separate arrangement in a nearby development for a parking space which is also transferable.
