Broker's Comments

Boatshed London are delighted to offer this magnificent Humber Barge conversion for sale with London residential mooring in South Dock Marina, SE16.

Looking around the market you see the word "stunning" used with great regularity on houseboat listings with little justification but here it is entirely and spectacularly appropriate. Don't bother to read this, just look at the photos.

This beautiful barge has four cabins, two bathrooms, a saloon and galley bathed in light and will make a wonderful home for the next owners. There is even scope to develop the roof into a terrace/garden area to add even more living space.

The current owners have had the boat since 2015 and since then have spared no expense in renovating the barge into something that you can move straight into in a highly desirable location. The small details like the window frames that are made from layered laminate are a signal of the vision and care that has gone into it.

The boat is divided into two floors with a large saloon and galley with small shower room and heads set off it, as well as a cabin in the old wheelhouse. The whole floor has enormous windows that the sun streams through with views out across the marina.

Down the sculptural staircase are three further cabins, a bathroom with free standing bath, walk in wardrobe and the storage cupboard that holds the high spec air filtration unit. This system maintains a constant level of humidity in the boat, continuously filling the entire barge with fresh, triple filtered air while retaining heat from outgoing stale air in the winter months.

The master cabin is enormous and thanks to a huge, remote opening, skylight similar to the top floor in that it's filled with light and must be a great place to wake up in.

Nobody is going to view this barge and be disappointed with any aspect so I recommend coming to take a look.

The residential mooring at South Dock is fully transferable on payment of a 10% transfer fee. Current mooring fees are £11,500 per annum. The marina has a riverbus pier attached to it, Surrey Quays overground is about 10 mins walk and Canada Water about 20 minutes. It's a very well run marina and has a great community feel to it in this very quiet corner of SE London.
