Broker's Comments
Boatshed London are delighted to list this 51ft Luxemotor Dutch Barge for sale with London residential mooring in Limehouse Basin.
We sold this boat around two years ago so know it's history well and the current owner has kept her in good shape making this an attractive liveaboard boat for an individual or couple. There is loads of character throughout and the mechanical heart of the boat is running well.
The boat had over £20,000 spent on it in 2016 with overplating, blacking and new anodes all carried out. The wheelhouse roof has also just been replaced.
The saloon and cabin both have wood burning stoves and there is good storage onboard. This boat may not suit the taller buyer as the headroom in the main living areas is about 5'9" but that is the trade off for buying a boat that is a bit more interesting than your standard canal barge. This boat would also be happy cruising the canals as well as the tidal and non-tidal Thames so you have a bit more scope for exploring.
The Limehouse residential mooring is fully transferable on payment of a 7.5% + VAT transfer fee and the current mooring fees are £11,112 p.a. paid upfront, £12,000 paid monthly. The marina has a laundry, pump out, shower facilities as well as a great community spirit and village feel.
