This 18m Dutch Barge Hagenaar is now for sale with residential mooring at South Dock Marina, SE London.
This one cabin barge is a characterful floating home and is still a capable cruising boat too. The heart of the boat is the fantastic Aga in the galley which provides central heating and hot water. There is lots of light from the skylight in the main living area and this a lovely home for an individual or couple.
The bathroom has a good sized shower compartment and it is currently fitted with an elsan cassette heads but this could be converted into a pump out heads.
The barge was recently surveyed in Sept 2022, the hull requires blacking and new anodes, but is in good solid condition. The survey report is available on request. The engine is running well and there is good access all around for maintenance. She is fitted with a Victron battery charger/inverter.
Externally, the boat is tidy, with some works required to finish the painting to the deck areas. The rigging and sails are in poor condition and anyone looking to take this barge sailing again will need to replace/refurbish the sails. A lot of these barges often have the mast/rig removed which would free up space on the roof for storage/seating etc. Prepare to have the barge purists after you though!
The residential mooring at South Dock Marina is fully transferable and grants you access to this welcoming community of boaters in a beautifully quiet part of London. Right on the Thames with quick access to the river bus, Surrey Quays (10 mins) and Canada Water (20 mins) are also short walks away meaning you are well connected to central London. There is a 10% transfer fee (of the sale price) to transfer the mooring. Current mooring fees are roughly £7,150 per annum. The marina can confirm any fees in advance of purchase.
