Built specifically for the mooring it is situated on, this floating home is designed to be as spacious and as comfortable as any house/flat but for a fraction of the price. The boat does not have an engine which helps minimise maintenance costs so in accordance with HMRC Regulations, it is VAT zero rated, and the boat is fully served with mains water and standard domestic electricity supply.

Internally, the open plan living room is bright and spacious thanks to the enormous 14ft beam of the boat. The ceiling height is 9 ft plus. The stylish integrated kitchen is fully equipped with cooker and oven, fridge/freezer, along with a dishwasher and washing machine.

The cabin serves a dual purpose as a study as the double bed folds up in the day time and there is considerable storage space in the large double wardrobes.

Large bathroom with power shower with standard domestic residential house W.C. Airing cupboard with gas combination boiler and large hull storage accessed via front hatch. The house boat has full Uponor under floor central heating which is very effective during the winter plus air conditioning for the summer.

The 6mm steel plate hull was cleaned and re-painted with bitumen paint in March 2015.

The mooring is entirely private and the boat has the fantastic benefit of a 80 by 14 ft. patio/garden area which is completely private with its own gate and is not overlooked by any building and has no immediate neighbouring boat. The garden includes a large capacity 10 by 6 ft. steel shed. The mooring is rented on an annual basis and current mooring fees are £350pcm. Council Tax is Band D.

There is very good security and a tight knit community of boaters live here. This boat would also make a great investment opportunity as there is the potential to rent this boat out for a minimum of £1,500pcm.

Access to the City is made easy with the proximity of Southall Station, offering regular services to London Paddington. Southall has recently been awarded a substantial regeneration grant from the Mayor of London, Ealing Council and London Transport to offer support to a wide-ranging programme of improvements to street, shop fronts and public spaces. Crossrail have also announced plans for a station in Southall by 2018 offering access to central London within 20 minutes.
Furthermore, there is easy access to the Piccadilly Line via Osterley station.
Fantastic links to the M25, M4, M40 and Heathrow Airport.

The price of the houseboat includes all transfer fees for the residential mooring. The purchaser will have nothing else to pay.
